Privacy Policy

1. Data controller

Urbanis – Demenashe e Rabinovich, Lda. (company no. 518 355 462), registered office Rua do Campo Lindo 340, 4200-144 Porto, Portugal, reachable at geral@urbanispt.com or +351 935 692 810, is the controller of the personal data collected on the DREAM pages. We have not appointed a data protection officer, which is not required for our activity; use these contacts for any question about your data.

2. Data we collect

Through the form we collect your name, your company’s name, your email address and your professional profile and, if you give them, your phone number, the topics you are interested in and your message about your development, together with the consent box you tick. We also record the page address, the domain of the page you came from and, where present, the campaign parameters that brought you here (for example, the email or LinkedIn post). Your name, company, email and profile are needed to answer your request — without them we cannot follow it up; the other fields are optional. We make no automated decisions or profiles based on this data.

3. Purposes and legal bases

  • To answer your request, arrange a call and send you a proposal — steps taken at your request before a contract (art. 6(1)(b) GDPR); the form’s required box confirms that request and that you have read this policy.
  • If we do business with your company: to perform the contract and meet our legal, accounting and tax obligations (art. 6(1)(b) and (c)).
  • Security: the IP address of whoever sends the form is kept in memory only, for 10 minutes, to stop repeated submissions (legitimate interest, art. 6(1)(f)); it is not stored with the request.
  • Aggregate visit statistics, with no cookies and no identification of anyone (section 7) — our legitimate interest in knowing which campaigns bring visits (art. 6(1)(f)).

4. Retention

We keep data only for the periods below; after that it is erased:

  • Requests that do not lead to business: 3 years after the request — the limitation period for pre-contractual liability (arts. 227 and 498 of the Portuguese Civil Code).
  • If we do business with your company: for the duration of the relationship; accounting and tax records that contain the data, 10 years (art. 40 of the Commercial Code and art. 123 of the Corporate Income Tax Code).
  • IP address for security: 10 minutes. Statistics: daily totals only, with no personal data.

5. Recipients and transfers

Your data is never sold or passed to third parties for marketing. It is kept in Urbanis’s email and request register, run on cloud service providers acting as processors: Google (Google Workspace — email and the request register spreadsheet) and Vercel (website hosting: server in Frankfurt, in the European Union, with content delivered through a global network). Some of these providers may process data outside the European Union; where they do, under the safeguards the GDPR provides for (the EU-US Data Privacy Framework or standard contractual clauses).

6. Your rights

  • Access, rectify or erase your data;
  • Request restriction of processing or data portability;
  • Object to processing, including to marketing, at any time;
  • Lodge a complaint with the Portuguese data protection authority, CNPD (www.cnpd.pt).

7. Cookies, statistics and video

These pages use no cookies — neither advertising nor analytics — and store nothing in your browser. To know how many people visit and which campaigns work, we count visits in aggregate: the page, the language, the domain you came from, the campaign parameters (such as utm_campaign) and a few clicks (opening one of the example sites, playing the video, opening a question, using the interactive elements), added up per day. We record no IP address, no identifiers and no individual browsing path. Like any website, the hosting provider logs technical request data, including the IP address, for a short time, for security and operation (legitimate interest).

The DREAM video is hosted on YouTube (Google Ireland Limited) and only loads when you press play, in privacy-enhanced mode (youtube-nocookie.com). From then on Google may process data and store information on your device, under its privacy policy (policies.google.com/privacy).

The 360° virtual tour is provided by Panoee and only loads when you click “Step into the 360° tour”; from then on Panoee receives your IP address and may store information on your device, under its own privacy policy. The other interactive elements on these pages (film, floor plans, examples) run in your browser; we only count, in aggregate, how often they are used.

The Oliveira do Douro and Pilar sites (oliveiradodouro.urbanispt.com · pilar.urbanispt.com) are other Urbanis pages, with their own privacy policy and their own cookie choice.

8. Images and content

The texts, images and films on these pages belong to Urbanis and are protected by copyright; they may not be reproduced without permission. The images, films and virtual tours of Oliveira do Douro and Pilar were generated with artificial intelligence and are for illustration only — they are not photographs (Regulation (EU) 2024/1689, art. 50).

9. Accessibility

We aim to meet the WCAG 2.1 guidelines (level AA): keyboard navigation, visible focus, text alternatives for images and sufficient contrast. If you find a barrier, please tell us at geral@urbanispt.com.

10. Changes

We may update this policy; the date at the top shows the version in force.
